Information for Inspectors and Authorities Having Jurisdiction

"As a Property Manager, the safety of our tenants in the event of an elevator entrapment, coupled with the reliability of the emergency communication system, is a top priority. We recently took over a property where an emergency elevator communication system needed to be put in place immediately. I contacted Kings III and explained the necessity of having the system installed as soon as possible. Kings III understood the issues at hand and the need to move quickly. Their team had the job complete the following morning."

Cindy Gowen, CB Richard Ellis

"Kings III provides full maintenance, warranty and service of our equipment; therefore, there are no surprise repair or replacement costs so I find it easy to budget for. I have also realized a substantial savings by using Kings III. "

Sue Mied, Lincoln Property Company

"On Monday, October 8, I got stuck in an elevator in my school’s building in Miami Florida. I suffer from anxiety/panic attacks and claustrophobia and when I pressed the emergency button I got the most helpful person, Operator Steven. He doesn’t even know how much he helped me that day. Steven stayed on the phone with me the whole time I was stuck and reassured me I was completely safe, help was on the way and that everything was going to be ok. He truly went above and beyond his job and for that I am very thankful."

About Kings III Emergency Communications

We have been in the emergency communication business for more than 25 years. During this time we have developed various ADA compliant emergency telephones along with the technology required to efficiently monitor and dispatch emergency telephone calls. We currently monitor and maintain tens of thousands of emergency help phones in the U.S. and Canada.

Emergency communication device manufacture, installation, maintenance and monitoring are our only businesses. We build ADA compliant phones that are used in elevators, in areas of refuge/rescue, in common stairwells, in parking garages, at swimming pools, on campuses, in fitness centers, on hiking/jogging trials, at athletic facilities, near ATMs, at access gates, and more.

Our services include the installation and maintenance of emergency equipment and the monitoring and dispatch of emergency calls. Our in-house engineering team enables us to make many desired or required equipment modifications quickly and without the usual hassle and cost of outside engineering.

Emergency Dispatch Center

Our 24/7 Emergency Dispatch Center is not unlike the typical PSAP (Public Safety Answering Point) 911 call center. Our operators are Red Cross CPR certified and only answer emergency calls. We are not an answering service but are, rather, a dedicated emergency call monitoring and dispatch center. While we are readily capable of monitoring burglar and fire alarm systems, we have chosen to focus solely on emergency communication monitoring. Our technologies allow us to make three-way calls to connect the emergency caller/first responder directly to an EMT so that medical assistance may begin before the arrival of EMS.

Each call is digitally recorded and permanently stored for later retrieval. We employ the latest in monitoring technology, digital call recorders, back-up power generators and maintain a redundant off-site monitoring facility to ensure uninterrupted function.

ETL Listed

We are an ETL listed Central Station meaning that we are certified to comply with the following standards:

UL 827, Standard for Central Station Alarm Services 7th Edition, 2008
UL 1981, Standard for Central Station Automation Systems 2nd Edition, 2003
NFPA 72, National Fire Alarm Code 2013 Edition
Additonally, we are members of the Central Station Alarm Association (CSAA).

E911 Enabled

It is important to note that our service is Enhanced 911 (E911) enabled. This means that Automatic Number Identification (ANI) and Automatic Location Identification (ALI) information is available to E911 enabled call centers.

ADA Elevator Telephones

Our ADA elevator phones represent the latest in code compliant emergency phone solutions. The phones are available in many mounting systems, but all are hands free two-way telephone devices. Some are telephone line powered while others are powered through 110 VAC with DC battery backup. Our phones can transmit DTMF tones to establish communication with most central monitoring facilities. They can also play a recorded voice location message for use when calls are routed to on-site guards or directly to 911.

Swimming Pool Area Emergency Telephones

Our swimming pool emergency telephone systems use one of two communication types: traditional landline or cellular. The overwhelming majority of these phones utilize a seized telephone landline. The remainder utilize digital cellular technology. In general, we utilize a landline we know the property management company will continue paying for. Usually, this is a fax line but may be an access control, secondary fire, HVAC line, etc.

Because property management companies change so frequently, it is possible a dedicated emergency telephone line would be accidentally disconnected during a management change. By using a fax line, we know that the incoming management will maintain it, as it is the published fax number for the property. With our cellular models, we are assured of service continuity because we are supplying the cellular service.

All of our pool emergency phones are rugged by design. Our systems are better isolated from lightning and power surges than competing models and are housed in weather and vandal resistant cases in order to assure that the phones are operable when needed.

Test Calls Initiated by Pool Emergency Telephones

To further ensure that our emergency pool help phones are working properly, they are programmed to send test signals to our Emergency Dispatch Center. This call is automatically recorded and logged in the permanent account history of each phone. Anytime one of these phones fails to test, an event exception notice is automatically displayed to an emergency operator who immediately starts a process to determine why the phone test did not occur and to rectify the problem.

Stairwell, Area of Refuge, and Fitness Center Emergency Phones

We also offer various models of emergency phones for use in stairwells of commercial buildings as required by the International Building Code. Area of refuge/rescue phones are required by the Americans with Disabilities Act, and fitness center help phones are required by many liability insurance companies. These phones can also utilize our telephone line consolidating dialer and line seizure technology to reduce dedicated emergency phone line expenses. Use of these phones is not restricted to the uses detailed above. We have a phone model for nearly any indoor or outdoor location.

Cellular Emergency Phones

Our cellular models are unlike anything our competitors use and operate in a way that eliminates the shortcomings of other cellular emergency phones. First, our cellular models are a complete solution where all of the components are designed to work together. They are vandal resistant and nearly indistinguishable from our landline hands free phones. We use un-switched 110VAC power and an auto recharging DC battery backup system. Like all of our phones, the cellular models transmit location and account information directly to our Emergency Dispatch Center computers which translates the data and places, the calling party account, location and dispatch information directly on an operator's monitoring screen before we ever answer the call.

Because the phone is transmitting digital location information we have programmed into the phone, we do not need to rely on caller I.D. of the cell phone. We already know its location because of the programmed data transmission. This eliminates the out of area calls some cell phones display. We also use an activated cell module. The FCC requires that even inactivated cell phones be capable of calling 9-1-1. Many of our competitors use inactivated cell phones because there is not a per minute usage charge associated with a 9-1-1 call. The problem is that inactivated cell phones do not have a number associated with them so emergency operators cannot call the phone back. We only use activated cellular devices. This ensures our phones have phone numbers and can be called back in an emergency.

Consolidating Telephone Lines

Any of our emergency phones can be used with a consolidating emergency telephone dialer that enables multiple emergency telephones to operate over a single telephone line. This technology makes it possible to have multiple telephones share a phone line and yet have all phones work simultaneously as ASME and IBC codes require. Furthermore, this system can actually seize an existing telephone line such as a fax machine line, which eliminates the need for, and expense of, dedicated emergency telephone lines.

Telephone Line Seizure

Our telephone line seizure technology secures a phone line for use by our emergency phones. We offer true telephone line seizure. Beware of systems that only seize a phone line that is either on hook or is off hook placing an outbound call. Our technology seizes the line regardless of the on hook state and is able to seize off hook outbound or inbound calls.

As an example, if our competitors were seizing a fax line that was receiving a fax at the time the emergency telephone was activated, the emergency call would fail. This is because in the U.S. and Canada, the Public Switched Telephone Network operates using Calling Party Control. The person or device that placed the call is in control of the connection. Our technology makes it possible to seize control of the line in this circumstance so the emergency call would not fail.

We strive to engineer high quality, reliable emergency communication solutions. We hope this information gives you a better understanding of our services and invite you to reach out to us with any further questions.
