Below are some pest control best practices for you, the property manager, and what to do if you find yourself with a pest problem.

Be aware of the type of pest you need to prevent.

Pest prevention techniques can vary based on the particular critter that you are trying to keep away, so it is important to know which unwanted creepy crawlers pose a biggest threat to your particular property based. This can vary based both on the area in which your property is located as well as the time of the year. As mentioned, you’ll also want to research other common nuisances in your area. Some other most commonly prevented pests include bees, wasps, hornets, bedbugs, cockroaches, snakes and even rodents.

Include pest prevention as part of your preventative maintenance program.

You likely already practice some sort of preventative maintenance on your property. After all, it is a tried-and-true method that allows you to keep your property running effectively and up to standard while keeping things clean and avoiding unwanted disasters and large costs.

Within your preventative maintenance program, you should include steps and action items specific to pest prevention tailored to specific potential problem-pests for your property, as mentioned above. It is recommended to include regularly scheduled property inspections. Not only should you look for and address existing infestations, but you should also keep an eye out for property circumstances that may encourage future flare-ups. Examples of this may include:

  • Windows/window screens in bad condition that can allow pests to enter the property
  • Damp, moist or wet wood that can attract ants and termites
  • Unkept lawns that provide nesting areas
  • Unsanitary conditions that attract multiple types of pests

By taking proactive preventative measures, you are much more likely to prevent large pest outbreaks that can become a real problem for property managers. However, in the event that you don’t, the next section addresses what to do.
